Most building managers struggle to get a straight answer on what a concierge actually costs. Here is ours — the model we use, what sits inside the rate, and why transparent pricing usually lands below the cost of running the desk in-house.

How our pricing works

An above-award wage.

Every concierge is paid above the relevant Australian award. Good people stay, and your residents see the same faces at the desk.

A transparent margin.

We charge a percentage on top of the wage. It covers management, recruitment, legal, tax, insurance, and cover for leave and absence — no separate line items to chase.

Invoiced for hours worked.

We share the roster transcript with you. You are billed for the hours our team was on the desk, and nothing more.

Often on par with in-house.

Counting the true cost of employing, managing, and covering a role, our model frequently lands at or below running the desk yourself.

What drives the cost

Three things move the number.

We scope each building individually, but the cost comes down to how much desk time you need, the seniority of the role, and whether we are staffing one building or several.

  • Coverage and hours A 16-hour staffed lobby costs more than a part-day desk.
  • Role and seniority Concierge, caretaker, and building manager sit at different rates.
  • One building or a portfolio Shared supervision across sites usually lowers the per-building rate.

How much does a building concierge cost?
It depends on coverage hours, the role, and whether you are staffing one building or a portfolio. We price as an above-award wage plus a transparent margin, and we will scope an exact figure for your building on request.
What does your margin cover?
Management, recruitment, legal, tax, insurance, and cover for leave and absence. It replaces the cost and the risk of employing the role directly.
Will I be charged for hours nobody worked?
No. We share the roster transcript and invoice only for the hours our team was on the desk.
Is outsourcing cheaper than hiring directly?
Once you count recruitment, management, on-costs, and cover for leave, our model frequently lands on par with or below the cost of running the desk in-house.
Are your concierge paid fairly?
